Lending rates vary, depending on the type of investment – we love wobbly boxes (trailers/manufactured homes) and KNOW they are great investments. We understand some investors may be more comfortable with a stick build house. We will find the best fit for your money, based on your level of comfort – its what we do through collaboration and communication.

We have partnered with McCollum Law in Cary, NC – they manage all contracts, collateral and will disburse the wired funds per the signed agreement after all documents are finalized and recorded. welcomed and appreciated. The Cash Flow Formula team has
the hustle and motivation to find deals, negotiate contracts, make properties sparkle, make home ownership dreams come true, and collaborate to share the wealth. Any lending opportunity posted for subscribers has been analyzed and evaluated with at least 2 exit strategies identified, using comparable properties to determine the present and future value of the property. Investor rates vary, depending on the property terms and risk. We may have picture-perfect high-end homes we use as short-term rentals, project-based lending requests for remodels or updates to commercial properties, site development opportunities, owner financing properties using the original REI Cash Flow Formula, collective monies as a fund for rentals and more.

McCullom Law in Cary, NC manages all contracts and closings, receives all wired funds and manages the distribution of funds, per the terms of the contracts. Lenders complete the requested information specific for each opportunity or fund and communication is established for closing and wiring details.

Our BLT Lending Process

THANK YOU for your interest in working with us as a preferred lender for a property purchase. The purpose of this document is to support a checklist of paperwork and requirements to foster a smooth lending transaction with legal and administrative oversight. Please review the document in its entirety and reach out with any questions.

The Lending Process

Lender agrees to a lending opportunity commitment posted on REI Cash Flow Formula by clicking the opportunity link. (Please note the lending commitment is not final until a legal contract is signed. A member of the REI Cashflow Team will communicate for the next steps).

Lender completes the lender information form (see below) and submits.

REI Cash Flow Formula team members will review Lender Information Sheet and will work with the lender to complete (if needed).

REI Cash Flow Formula team members will send an email to the Lender and McCollum Law, PC to initiate the legal transactions.

McCollum Law, PC will prepare and send the following documents to the Lender & Courtney:
○ Promissory Note

○ Deed of Trust (if applicable)

○ Filed Deed of Trust

○ Wire Instructions

Lender will send wired funds by the date identified

REI Cash Flow Formula and/or associated businesses will establish insurance with Lender Beneficiary Interest and share prior to closing

McCollum Law, PC or REI Cash Flow Formula team members will send shared lender documents with Lender after closing

REI Cash Flow Formula team members will set up the Lender to receive payments, based on the agreed upon terms

Next Steps

Once the paperwork has been received, the following documents will be prepared to secure the loan, by the legal team at McCollum Law, PC:

We are actively seeking investors who are supportive of mobile home park funding to purchase a current future park. We love our wobbly boxes and appreciate the support.

  • Minimum investment - $50,000 with a minimum of a 5 year term.

  • 10% return.

  • Lien on the park asset.
